What Features are Renters Looking For?

Written by AHRN Team Updated on March 10, 2020

What features about your property are potential renters most interested in?

A survey conducted by Buildium in the spring of 2017 provides insight regarding the criteria and features potential renters look for when searching for a new home.  Here are a couple of the survey results that are particularly relevant when creating your property listing in AHRN.com.

When asked “What are the important considerations when choosing a place to rent?”, the top 5 responses were:

  • Location
  • Rent
  • Safe Neighborhood
  • Appearance and Cleanliness
  • Floorplan or layout

When asked “What neighborhood or building amenities are worth paying higher rent for?”, the top 5 responses were:

  • In unit washer/dryer
  • Central air
  • High speed internet
  • Dishwasher
  • Patio, deck, or balcony

Tailoring your listing to the factors most important to renters searching for housing is important to catching the eye of a prospective tenant.  Keep these factors in mind when describing your property in your AHRN.com listing.

  1. Use the Listing Title field to emphasize the most unique or differentiating feature of your property. Example: 5 min. to Base, 10 min. to Gate A, Recently Remodeled, Quiet Neighborhood, etc.
  2. Use the Property Description text to clearly explain the property features, keeping in mind those most important to your audience.
  3. Research other available listings in AHRN and compare your property’s amenities and rent to make sure you are competitively positioned.
