There are a few things that we know will help your listing stand out from the crowd on AHRN.com. You need well-lit photos, information about the commute and neighborhood and a well written description. We wanted to dive even further into how our users choose which listings they like so we asked them: What makes you click away from a listing without getting more information or putting in an application?
Hands down, our military service members and their families cited communication (or the lack thereof) as their top frustration when searching for a home. Whether it’s an unanswered email, a phone call left unreturned or their message left ignored on AHRN.com, the lack of prompt communication is an immediate no-go for many of our users. “The speed, personal touch and accuracy with which you are able to provide an answer will make all the difference” in whether someone is willing to do business with you according to Help Scout and Jupiter Research/Forrester Research Inc. When unanswered AHRN.com messages were mentioned, we took a look and found a shocking number of un-accessed messages in the inboxes of many of our property managers. The more we ask, the more certain we are that photos are a deal breaker for our users. User Tiffany offered, “We don’t even consider the house if there are no photos.” For military families who have to do much of their research long distance, photos are a critical part of the selection process. “I find a lot of pages have photos that are just too small,” according to Pamela. “I’ll open them on my laptop and they don’t open any larger than the thumbnail.“ So be sure to post several photos and make them large enough – at least 640 dpi, for the viewer to benefit from your work! And while you can DIY your photos, if your listing isn’t renting as fast you’d like, it might be time to consider whether investing in professional images might save you money – and bring results – in the long run!
Not enough information
With many houses to look at, our users expect to get all of the information they need from your listing. “Pets or no pets? If you don’t say it, I’ll make an assumption and you’ll lose out on business because I don’t have to time to email or call you on that,” reported Fran. Let potential clients know exactly what to expect so they KNOW your rental is a good fit and they should move quickly to secure it!
